There are many reasons why I love living here. First of all, it is a very friendly, and helpful community. From the moment I moved here almost three years ago I felt at home and safe. With a beautiful apartment condusive to my needs. Having had two hip replacements, the walk in shower and easy access to parking made it so convenient for me and less stressful. The staff is friendly and helpful to all your needs. The grounds are kept up all year round. The Hammocks is convenient to all restaurants, grocery stores, banks, post office, hostpitals and malls. You have the priveledge of the clubhouse, pool, excersize room, equipment, DVD, video games and internet, fax machine and photo copies. There is a coffee hour where you can meet and get acquanted with your neighbors. Also residents that need help with activities of daily living have the opportunity to use home helpers who provide assistance with cleaning and laundry, run errands, etc. to name a few, with other advantages. We are fortunate to have an alarm system set up if we choose, in case of medical and fire emergencies. There is a monthly newsletter with a list of activities going on in the community which we can take advantage of. It is such a pleasure to come home to such a lovely and safe environment.

I love living at The Hammocks at Southern Hills because of all the opportunities the facilities give me. With the neighborhood swimming pool I'm able to not only exercise and have fun at the same time but I'm also able to meet new people and neighbors and make new friends. Also, the clubhouse gives me opportunities to invite many of my friends over to have a party which I wouldn't be able to accommodate in my own townhouse. My friends have commented that when I have a party at the clubhouse they love it because it's such a nice space with lots of room to have fun. The staff of The Hammocks at Southern Hills are also very nice. I'm friends with the staff and they are very helpful. When there is a problem in my townhouse the maintenance crew addresses it immediately. I don't have to worry about waiting days and days for repair services like I would with a regular repair company. When I moved to New York this past July, I was admittedly overwhelmed by the transition to a new state, mounting responsibilities with a new job and lingering concerns about leaving friends and family behind for another career move. Though eager to start a new chapter in my life, my excitement quickly dwindled after coming up empty, several times, when I came looking for apartments in Rochester. A frequent renter in the past, I felt that it was reasonable to expect a comfortable place that had professional management. While I needed a quiet neighborhood, I also wanted to feel like I was connected to a community. Though I didn’t need to live downtown, I still wanted access to nice restaurants, pretty parks and good farmer’s markets. After several attempts with other complexes in the area, I was directed to The Hammocks.
Since moving in, I’ve never been happier with a living decision. I love my spacious rooms, comfortable carpet and brand new kitchen appliances. Now that I’m settled, I love how I can take long runs outside, make quick trips to the mall and head in to Rochester on any week night. In addition, the management remains polite, timely with requests and exceedingly warm and welcoming. I’ve spent many nights relaxing on my deck and also have learned to take advance of the fitness center on rainy days. Most of all, I’ve met several nice families while spending time at the pool and walking out to get the mail. There seems to be genuineness here in terms of creating a friendly environment, which I think starts with the staff but really carries over into the community. I fell in love with the Hammocks from the moment I took a tour of one of their apartments. My boyfriend and I walked through it, and he could tell from the look on my face that I was 100% decided on where I wanted us to live. Happily, he agreed, and we couldn’t be more satisfied with our living situation at the Hammocks at Southern Hills.
There are so many reasons to love the apartment itself, from its vaulted ceilings, to our huge walk in closet, to the laundry room that came with its own washer and dryer. Our carpeting was new when we moved in, a plushy pleasure for our feet, and the spacious balcony is perfect during the Spring, Summer, and Fall (not so much during our chilly Rochester Winter!). The kitchen and bar area has plenty of counter space for when we want to make a delicious dinner, and a dishwasher to help clean up after our mess. Whenever we have company over, they comment enviously on the size of our bathroom with its large vanity mirror.
As we know, it’s not just the design of an apartment that makes it a home. There are other qualities of the Hammocks at Southern Hills that we had no idea would contribute to our happiness until we actually moved in. Even though we are technically in an apartment complex, it feels very private with its thick walls and ceilings/floors. A part of that is the respectful atmosphere that encompasses the Hammocks. Everyone is also neighborly and friendly, stopping to chat about the weather or the latest Yankees game. One of my favorite parts of living here is the wildlife we get to see while relaxing on our balcony. While listening to the sounds of the various wind chimes that are hung from apartment to apartment, we can see a mother duck and a trail of ducklings waddling around the grounds, or a mother deer with her two spotted fawns grazing on leaves in the small woodland our apartment faces. Our neighbors’ hummingbird feeder always brings some tiny and brightly colored visitors zipping around as well.
Of course we have taken full advantage of the pool, clubhouse, and exercise room. The pool has friendly lifeguards and is always well maintained, and the clubhouse is a comfortable location to relax in while we help ourselves to the complimentary coffee. The exercise room sees a little less of us, unfortunately, but is clean and is available for us to use 24/7.
It feels as though, after bouncing around different apartment complexes, we have truly found our niche and home at the Hammocks at Southern Hills. We have never once regretted choosing to live here, and we are content living life to the fullest in our beautiful home. Molly

I never thought this would happen to me being a Realtor for 40 years, telling my clients how many disadvantages there are living in an apartment. Boy! was I surprised to find shangri-la, better yet (the Hammocks is a very busy area). These apartments are the closest to a gated community, large and beautiful clubhouse for special parties, mammoth swimming pool all supervised, exercise room, manicured lawns, shrubs, trees all maintained professionally, staff is unsurpassed and unbeatable.

We love the fact that this isn't a 55+ community. It's not that we don't like seniors (we are seniors, too). It's just we enjoy watching and being among children and their families.
When we travel- we have a secure feeling that we can just lock the door and go.
Sell your lawn mower, snow-blower, rakes and ladders. You won't be needing them here. This is a maintenance-free residence. If on a rare occasion something happens- just call for Barry.
Feel like pizza? Doughnuts? Soup and Salad? All are within walking distance. (Save on gas and get some exercise). There's also banks, dry cleaning and a liquor store. Cross the road and you'll find the Post Office, grocery store, drug store, Hair Zoo and McDonald's. Eastview mall has over 100 stores and is a short drive away. Perinton Parks and Rec Center is less than 3 miles away and has an Olympic size pool, fitness classes and even lunch for seniors (for a small fee).

I love living at the Hammocks because it was a place I drove by and admired even when I lived in a big house. The yellow paint reminds me of a happy place that is warm and welcoming.

It seems a simple thing to define a residence such as an apartment. A roof over your head occupying a piece of land, with your neighbors the width of your wall away. To some, the apartment where they live may just be a place to shield them from the elements while they sleep. It may be appropriate, but lacking in depth. But can an apartment be more?
We feel The Hammocks certainly is more than just an apartment. We have lived here since March of 2009, and we have not even considered living anywhere else. The layout and feel of the apartment is just one small part of why The Hammocks is a great place to live. It is incredibly spacious and the amenities are some of what separate The Hammocks from other apartment complexes. The landscaping and architecture are homey and welcoming, and you can see that they dedicate a lot of time to the surrounding environment.
Then there is the staff. The managers are friendly and welcoming, and are always willing to help and answer questions. The maintenance staff are friendly and quick to respond to our needs. This place would not be the same without all of them here to maintain the fantastic environment that we live in.

We love living at the Hammocks at Southern Hills because after living in a house for a long time, this is a real Hammocks. No grass to cut, no snow to shovel and no more home repairs, etc. Yet we still have a little garden and patio to enjoy and all the amenities such as private entrance, our own laundry facilities just like living in our own house.

There is Lisa, Liz, Barry and Chris on the staff.
They all are so friendly and make me laugh.

Everyone should come early and not be tardy.
The sprinkler system provides a green lawn everyday.

In the clubhouse, one can always find coffee, movies, TV and books.

M daughter-in-law told me about The Hammocks at Southern Hills. She said it was across the street from the Perinton Square Mall. Well, I drove all around the area on Route 31 and couldn't find the place. But that's one of its charms, the complex is completely hidden from the busy road. Turn down Courtney Drive and about a half mile in, this wonderful little village appears.
It is beautifully landscaped with trees, flowers and a duck pond, all maintained in immaculate condition. The units have either a covered porch or a balcony that provide a great view of the sunset or the woods. They are spacious and extremely quiet. I never hear my neighbors bumping around.
The centrally located rental office incorporates a community room, gym for the residents and locker rooms that open up onto the pool deck. During the Christmas season, this area is impressively decorated and lighted to give a real holiday feel to the grounds. My interaction with the staff has been great. They are all friendly, accommodating, and efficient. Both the rental managers and maintenance staff are quick to answer questions or solve problems, a real pleasure to deal with.
One of the foreseen benefits I've discovered is that the complex location is so convenient to stores and services. Within a one minute drive are a Wegman's, Tops, banks, post office, restaurants both fast or elegant, drug stores and gas stations. I've cut down significantly on my driving mileage with the restaurant savings in gas costs. Any Eastview mall with all its shopping opportunities is just six minutes driving time. And of course, utilities are incredibly inexpensive provided by Fairport electric.
So altogether, considering the landscaping, location, quality of the apartments, and the excellent staff, The Hammocks are a great place to live! Bruce

I love living at The Hammocks at Southern Hills for two reasons. The luxuries and the acts of God. I'd be wise to simply list the former, leaving room to elaborate on the latter. The luxuries could fill a book, so here's a quick list. My lovely apartment has 2 bedrooms, 2 baths, a big living room, kitchen, dining area and my favorite, the veranda. Amenities include a washer, dryer, central heating and air, security system, cable, big closets, a microwave, dishwasher, vaulted ceilings, and 24/7 emergency service. Best of all, it's quiet. I never hear my neighbors, and they say they can't hear me. The clubhouse is gorgeous. Elegantly furnished, it boasts a complete fitness room, a business room that includes a computer with internet, a photocopier, a huge conference table, and many books I'm welcome to borrow. The main room is huge, with a remodeled kitchen, TV, free DVD rentals, even the morning paper. I can rent the room for parties and many folks do. Right behind the clubhouse is the pool, hot tub, tables and chairs, recliners, and there's always a lifeguard on duty. There's a pool party in the summer, and in the winter a Christmas party. The Christmas lights outside are impressive, but the tree inside is simply breathtaking. There's complimentary coffee during business hours, and best of all I have 24/7 access to the whole place. The community itself is luxurious as well. The buildings are bested only by the beautiful landscaping. There are walking paths everywhere, plenty of parking, as well as garages and storage units for rent. With more than enough reasons already to love living here, I've still yet to mention what I love most about The Hammocks. Whether acts of God, good fortune, or just plain luck, they outright seal the deal for me. First, the people are wonderful, and that begins with the staff. Lisa and Elizabeth are both friendly and professional. They have always gone out of their way to accommodate me and everybody else. Barry and Chris have the maintenance covered, perhaps never more so than after a heavy overnight snowstorm when I wake to find my walkway has already been cleared. I've met many friendly people at the clubhouse, and the folks I don't know are quick to smile and say hello. My great neighbors are exactly that, great neighbors. The location of The Hammocks is, in a word, perfect. The town of Perinton was voted one of the Top 100 towns in the U.S. We're nicely tucked away in a very secluded area, making this a very quiet and safe community. Just down the street, within easy walking distance, are hundreds of stores, shops, banks, restaurants, professional office parks, almost anything you can think of is right at your fingertips. Just outside the community is a park and ride bus station. The Fairport Central School district is stellar, and the school buses come right into The Hammocks for the safety of the kids and the convenience of the parents. Last, but in no way least is the joyous array of wildlife that pass below me as I quietly watch from my veranda. I've seen as many as seven deer at once walk by. I especially love the tiny spotted fawns. I've seen a mother duck pass by with the most adorable little ducklings following her every move. In summer, birds of every kind fill the trees. Once a hummingbird appeared right in front of me, stopped in mid air as if to say hello, then just as quickly disappeared. "You have to see this place!" My best friend Erin called me, 10 years ago, and enthusiastically beckoned me to her new home. "Come visit tonight! Derek and I are all moved in. This place is gorgeous!" And so that night would be my first visit to The Hammocks at Southern Hills.
Later that night, when I stepped into her new 2-bedroom upper-level apartment, I was delighted by what I saw. Wow! The apartment, as I was led throughout with my friend chirping about how pretty she thought it was, was indeed not just pretty, but seemed… luxurious.
We settled into her couches and sipped wine as she told me about the Clubhouse, the pool, the fitness center, the friendly neighbors who had warmly welcomed her, and the helpful managerial team and staff. Thus, my first introduction to The Hammocks.
Ten years later, I find myself living here with my two little boys, and the experience that I had known The Hammocks to be is even more personal and deeply appreciated than I could have realized back then. It had been a cool and enviable place to live back then; today, I feel like the luckiest young mother being able to raise my two small boys here, and the reasons why make The Hammocks a true "home", and fulfill its promise of luxury community living.
Inside my bright open apartment with a serene view out to a woodsy backdrop, I feel blessed as I cook dinner for my boys as they run around playing, inside or out, and in our safe lovely haven, we have an amazing life.

And so the easygoing, peaceful lifestyle here has provided us a happy home to wake up to in the morning and come home to in the evening, and to enjoy over the weekends, whatever the weather may be.

The Hammocks is located in the beautiful town of Perinton. We love to take advantage of all Perinton has to offer including the Perinton Recreation Center, hiking trials, a great library and much more. It is conveniently located to almost everything we need on a daily basis. There are nice grocery stores and restaurants within walking distance.
My husband loves that he can come home from work in the evening and relax. There is no lawn mowing or snow blowing that is lingering waiting to be done. In the summer he often comes home from work, walks down to the pool for a dip, then returns home for a delicious dinner grilled outside.
My little one loves taking advantage of the pool in the summer months. When we first moved in she was just beginning to swim independently, by the end of the first summer she was swimming like a fish! She also likes that there are sidewalks for her to take bike rides on, go for walks, and make pictures with her chalk.
I appreciate how safe the community is for the whole family. Whether it is the lifeguard at the pool, the streetlights in the community or the in-home security system, you always feel safe living here. I also enjoy relaxing on the patio and reading a good book. It is always quiet and peaceful with neighbors respecting each other. I further enjoy the size and layout of the apartment. It is generously sized and well maintained. All of our living room, dining room and bedroom furniture from our house fit perfectly into our apartment. There are a lot of extra-deep closets to help keep everything organized. The smaller space has allowed us to see what we really use on a daily basis and what was just cluttering up our lives!
After owning our own house we really appreciate all of the hard work the maintenance and office staff does to keep the apartments in great shape. The few minor problems we have encountered were taken care of on the same day they were reported. The staff also does a fantastic job keeping the roads and sidewalks free of snow. The walkways and sidewalks are shoveled and salted on a consistent basis. Sometimes several times in the same day!
We thoroughly enjoy living at The Hammocks at Southern Hills.
